Housing in FFXIV: What a Home Costs and How to Plan the Gil

The draw results are in, the placard shows the plot is yours, and the purse has to cover a price in the millions. Few moments in Final Fantasy XIV feel this good and this expensive at once. A house is the largest single place FF14 gil can go, and the costs keep arriving after the keys change hands. This guide walks through what each part of a home costs, how the housing draw handles the money and how to plan for it.

Why Housing Swallows So Much Gil

Most purchases in the game are small and frequent: repairs, food, a teleport across the map. A house is the opposite. Even the cheapest plot costs about six times as much as an apartment, a large plot can reach 50 million, and every one of them is followed by a long tail of furniture.

Players arriving from other MMOs sometimes call the currency FFXIV gold, and the scale is usually what surprises them. Housing is priced in millions, so a plan that starts a few weeks before the draw is already late.

Plot Sizes and What They Cost

Plots come in three sizes. According to Icy Veins’ housing guide, the price depends on size and location, and a construction permit is a separate cost on top.:

Size Plot price (gil) Permit (gil) Indoor / outdoor furnishings (patch 7.5)
Small (cottage) 3,000,000–3,750,000 450,000 300 / 40
Medium (house) 16,000,000–20,000,000 1,000,000 450 / 60
Large (mansion) 40,000,000–50,000,000 3,000,000 600 / 80

Patch 7.5, released on 28 April 2026, raised indoor limits by half and outdoor ones even more, according to the patch notes summary on Game Rant. The game still displays up to 400 furnishings on screen at once.

Five districts hold the plots: Mist, The Lavender Beds, The Goblet, Shirogane and Empyreum. A Free Company can own a plot of its own, which usually turns the purchase into a shared project. The fund grows from many purses at once, whether the gil comes from crafting, retainers or a member’s choice to buy FFXIV gil. For personal homes, the limit stays at one plot per player on each world.

How the Housing Draw Handles the Money

Plots are sold through a random draw that runs in cycles. PC Gamer’s housing schedule guide, updated in August 2026, lays out how each nine-day cycle handles the money:

Phase Length What happens to the gil
Entry period 5 days The full plot price is paid up front with the entry
Results period 4 days The successful entrant finalizes the purchase
After the cycle Up to 90 days Unsuccessful entrants claim back their gil

A few details matter for the budget:

  • Only one plot can be entered per cycle, and an entry cannot be withdrawn.
  • A successful entrant who misses the results period loses the plot and half of the deposit.
  • Some wards are reserved for Free Companies, some for personal buyers and some are open to both. The exact split depends on the world.
  • A personal entry needs one class or job at level 50 and the rank of Second Lieutenant in a Grand Company. A Free Company needs rank 6.

The Deposit Comes First

The hardest part of the draw is not the draw itself. It is timing. A medium plot locks away millions for the whole cycle. Be a few hundred thousand short on entry day, and there is no entry at all. The next cycle is nine days off, and a district that rarely opens may not list that plot again for a while.

When the entry window is open and the savings are almost there, FFXIV Gil can close the gap so the entry goes in on time.

Apartments and Private Chambers

Not every home needs a plot. An apartment runs 500,000 gil, with the same entry requirements as a house, and a private chamber in a Free Company estate is cheaper still at 300,000. Neither has a garden, and both now hold up to 150 indoor items, which is plenty for a player who simply wants a door with their name on it and no draw to wait for.

For a new player who has just reached level 50, that price is the first housing goal within real reach, and it is often the moment a search for “buy gil FFXIV” first comes up. Saving it through quests and retainers works too. It just takes longer.

Furnishing: The Cost That Keeps Growing

A plot is a one-time payment. Furniture never really stops. Most of it comes from crafters through the Market Board, and the limits in the table above show how much room there is to fill: up to 600 indoor items in a mansion.

That is why furnishing is where a housing budget usually stretches. One finished centerpiece changes a room more than a dozen small pieces, and it is the kind of purchase that leads some owners to buy gil instead of leaving the room half-empty for weeks.

Housing also feeds the economy from the other side. Carpenters, weavers and smiths sell furniture to every new owner, so a draw cycle that hands out plots also brings fresh demand to the Market Board.

Keeping the House

Owning a house comes with one condition: someone has to visit it. According to the same PC Gamer guide, a house in North America or Europe that goes 45 days without a visit is removed.

A visit costs nothing and takes a minute, which makes it the cheapest protection a multi-million purchase will ever get.

Earning the Gil for a Home

Housing money in Final Fantasy 14 gil usually comes from the same few places, and each one has a practical lever:

  1. Retainers. Every character starts with two, Icy Veins’ retainer guide notes that each can list up to 20 items on the Market Board, and the seller’s tax depends on the city the retainer is assigned to.
  2. Gathering, since raw materials sell from the first day of every patch, when crafters rush to make the new gear.
  3. Crafting, especially furniture, which every new homeowner needs.
  4. Selling in small batches instead of flooding one listing, so the price does not collapse.

Every option also has a price in hours. Knowing what an evening of gathering earns on the Market Board gives a fair figure to set against FFXIV gil for sale. That comparison is easier to make before a cycle opens than during one.

Housing and the Next Expansion

Evercold, the next expansion, is due in January 2027, after Dawntrail’s last major patch. Until Square Enix announces changes, the current prices and entry system are the sensible basis for any plan.

A launch month pulls gil in many directions at once: new gear, materia and food all compete with the house fund for the same purse. Pausing the fund for a few weeks and choosing to buy FF14 gil for it are both reasonable answers. Either way, the plot prices in the table above stay the target.
